Make a note of the property area, the part of the home involved, and when you first noticed the change.
If you know the roof’s age or have details of previous work, keep those handy. Confirm the service area, access, scope and any fee when arranging a real visit.
Point out what you have noticed and bring up the questions you do not yet know how to answer.
Discuss which areas can be accessed and what the inspection can establish. Some parts of a roof may not be visible; ask what remains uncertain.
Ask what the observations mean for your property. Which area is involved? What needs a closer look?
If work is proposed, ask for the scope, materials, price inclusions and timing. Get those details clear before making a decision.
